Valuation
It all starts with a free valuation, which will let you know the property’s rental value and give you an indication of how easy it will be to find the right tenant. It is, after all, important to match the right property to the right people.
Seeing the property also gives us an opportunity to advise you of any repairs that need doing, or alterations that need to be made in order for you to maximise your rental income and meet todays legal requirements. We can even provide details of qualified tradesman and furniture suppliers, should you require them.
Marketing
As established letting agents we have a large database of private and corporate tenants. Our extensive marketing, particularly through some of the best known internet sites, including Prime Location, Right Move, Find a Property, Hot Property, email4property, UK Property Shop, Homes and Property, Property-Platform, Think Property and Yell.com also ensures that your property reaches the widest possible auduience.
All prospective tenants are registered and initially qualified by our negotiators prior to an accompanied viewing.
Referencing & Contracts
One we have agreed a let on your property we will secure a holding deposit from the tenants. It is important that your tenants are referenced. We use specialist companies that will fully reference your tenants, including carrying out credit checks. We are also able to reference Internationally. If required a quote for Rent Protection Insurance can be provided.
As part of our service Eden Harper will be happy to prepare the contract and are able to insert specific clauses if required. A copy of our standard AST is available upon request.
Tenants Deposits
Eden Harper are members of the Government backed Deposit Protection Scheme and earn no interest from deposits taken and do not charge tenants or landlords for this service
Ensuring Your Property is Ready to Move into
Eden Harper can arrange for Inventory, Check In/Out, Gas Safety Inspections, Electrical Inspections, Cleaning, key Cutting etc, through our network of tradesmen and service suppliers. This service is available to both Let Only and Managed Properties.

Fees & Services
Let Only Service
Our fee is 8% of the rental income plus VAT. This is calculated over the initial term of the contract (usually 12 months) and deducted from the move in monies received from the tenant. The balance including the deposit is transferred to the landlord. Should the tenant remain after the term of the contract we do not charge a Re-Let fee. Alternatively should you wish to pay monthly our fee is 9%. We will collect the rent for the term of the initial contract and send you the balance along with a statement by post or email. It is the responsibility of the landlord to arrange for the deposit to be held in a 'Tenancy Deposit Scheme'.
This service includes all marketing costs, referencing the tenant, instructing & arranging gas safety inspections, inventory reports and check ins if required (the cost of such reports can usually be deducted from the move in monies). Preparing contracts and providing a tenant information sheet and statement of account for the landlord.
Let & Managed Service
Our fee is 13% of the rental income plus VAT. This is deducted from the monthly rental income along with any additional costs for repairs and maintenance etc. A full statement is provided monthly by post or email.
This service includes that of the let only as well as full management of the property and rent collection. We will also arrange to have the deposit transferred to the 'Deposit Protection Scheme'. The service also includes property inspection visits at no additional cost.
