Tenancy admin fees
Tenant admin fees apply on all tenancies before you move into your new property. If you have had an offer accepted and wish to secure a tenancy the first step is to pay a holding fee which is equivalent to one week's rent (this is non-refundable if the tenant later withdraws from negotiations or fails the reference process). On successful completion of references and credit check we are able to confirm the new tenancy and start date. One month's rent is payable in advance as well as a deposit to be held during the tenancy which is calculated at 6 weeks rent.
- Tenancy fee (per tenant) - £125 + VAT (£150 inclusive). Two tenants starting a tenancy will pay £300, three tenants will pay £450.
The fee includes instructing a professional referencing agency to carry out credit checks and references (or these are done in-house), supplying information relating to those references to the landlord, preparation of the contract and negotiating any individual clauses, arranging for signing of the contract and providing copies. Where applicable registration of the deposit with the Deposit Protection Service and issuing of the Prescribed Information' form. Collecting all move in monies and arranging for relevant safety certificates to be available prior to your move in.
- Checkout fee (per tenancy) - min. £100 + VAT (£120 inclusive). We use independent professional inventory companies to ensure an impartial inventory report, check in and checkout is carried out.
Example 1 - a single tenant renting a one bedroom flat at £360/week would be required to pay the following before the tenancy start date:
- Holding fee of 1 week's rent
- Tenancy fee - £150
- Checkout fee - £120
- Remainder of first month's rent - £1,060
- 6 weeks deposit - £2,160
TOTAL = £3,990
Example 2 - Four tenants renting a four bedroom property at £600/week would pay the following before the tenancy start date:
- 1 week's holding fee - £600
- Tenancy fee - £600
- Checkout fee - £120
- Remainder of first month's rent - £2,000
- 6 weeks deposit - £3,600
TOTAL - £6,920
Please note an additional guarantor reference if required is charged at £36 inclusive of VAT
On occasion we may be invited to market properties on behalf of developers or sub instructed by other agents, subsequently the tenant may be subject to their admin fees rather than Eden Harper's. In such cases, we will endeavour to advise viewers accordingly as early as possible and provide details of the charges within the property description.
Tenancy Changeovers & Renewals
Should a tenant wish to leave a shared tenancy and has found a suitable replacement (subject to Eden Harper credit check and referencing and the landlord's agreement) a charge of £200 plus VAT (£240 inclusive) will be charged for administration and referencing. This fee includes consultation with the landlord to seek agreement, instructing a professional referencing agency to carry out credit checks and references (or these are done in-house) on the incoming tenant, preparation of 'Deed of Assignment', re-registration of the deposit and re-issue of the 'Prescribed Information' form.
If you wish to renew your tenancy agreement, subject to the landlords agreement. A fixed administration fee of £125 plus VAT (£150) per property is payable in advance.
