Tenant administration fees & charges

Tenancy Admin Fee

The fee includes instructing a professional referencing agency to carry out credit checks and references, supplying information relating to those references to the landlord, preparation of the contract and negotiating any individual clauses, arranging for signing of the contract and providing copies. Collecting all move in monies and arranging for relevant safety certificates to be available prior to your move in.

£150 (inclusive of VAT) per tenant.


Registration of deposit

The normal deposit held is six weeks rent, however, this may be increased if the tenant has a pet. This includes registration of the deposit with the DPS and issuing of the Prescribed Information' form.

No charge


Check out fee

Checkout fee (per tenancy) we use independent professional inventory companies to ensure an impartial inventory report. Higher charges may apply to larger properties or those with above an average amount of furnishings. Both tenant & landlord will receive a copy of the report.

Minimum £120 (inclusive of VAT)


Guarantor referencing fee

No charge for first guarantor. If a 2nd guarantor reference is required this is charged at the standard rate of £36 inclusive of VAT.


Tenancy Renewal

If you wish to renew your tenancy agreement, subject to the landlords agreement. A fixed administration fee is payable in advance.

£150 (inclusive of VAT) per property


Tenancy Changeovers

This includes consultation with the landlord to seek agreement, instructing a professional referencing agency to carry out credit checks and references on the incoming tenant, preparation of 'Deed of Assignment', re-registration of the deposit and re-issue of the 'Prescribed Information' form.

£240 (inclusive of VAT)


Request for reference by tenant

Payable in advance when a tenant requires Eden Harper to provide a reference. (via email or letter)
