Tenancy Move-in Administration: £300 inclusive of VAT (£250 plus VAT)
Additional Fee if more than 2 tenants to be referenced - £60 (£50 + VAT) per tenant
* If the tenancy continues into a 2nd term a reduced fee of 4.8% (4% + VAT) is payable.
Should the tenancy continue into further terms thereafter then an administration fee of £198 inc VAT is payable to draw up a renewal contract.
Gas safety certificate:
£90 inclusive of VAT
Renewing a gas safety certificate during a tenancy:
If we are managing the property, we will ensure that a current Landlord Gas Safety Certificate which passes all appliances or installations is renewed at least every twelve months.
For Rent Collection properties we can arrange this for an additional administration fee of £36 inclusive of VAT subject to access/keys.
This service is not available for Let Only properties.
Smoke & carbon monoxide alarms:
Eden Harper can arrange for smoke alarms and carbon monoxide alarms to be installed at a cost of £36 inclusive of VAT per alarm plus the contractors call out charge. If the alarms are installed, when the gas safety certificate is being carried out, the call out charge will be waived.
Energy Performance Certificate:
£75 inclusive of VAT
Legionella Risk Assessment:
£90 inclusive of VAT
Inventory and check in:
Carried out by Independent Inventory Companies; Prices vary depending on the number of bedrooms and furnishings. (Typically a check in and inventory make for a part furnished two bedroom flat is around £150 inclusive of VAT)
House sitting/Attending a property:
In the event of a landlords appointed contractor or supplier requiring a member of our staff to meet them on site, an attendance fee of £42 inclusive of VAT may be charged by Eden Harper and an additional charge of £36 inclusive of VAT per hour thereafter. Please note that such fees do not apply to contractors appointed by Eden Harper.
There is a charge of £18 inclusive of VAT, plus key cutting costs.
Arranging & sourcing furnishings or replacing existing furnishings, an administration fee of 6% (5% + VAT) of the total amount is payable.
Refurbishment works or more comprehensive works:
Fully Managed Service: for more comprehensive works and refurbishment, we shall charge an administration fee of 6% (5% + VAT) of the total cost of the work.
Let Only or Rent Collection: for comprehensive works or refurbishment for Let Only or Rent Collection clients, we shall charge an administration fee of 12% (10% + VAT) of the total cost of the work.
Fully Managed Service: Initial inspection and six monthly thereafter free of charge. Additional inspections requested by landlord £90 inclusive of VAT.
Any inspections requested by a landlord for Let Only and Rent collect properties would be at Eden Harper’s discretion and if carried out charged at £90 inclusive of VAT subject to access/keys.

Accounts & Administration Fees:
There is no charge for the provision of monthly statements. Eden Harper on request will provide an annual statement free of charge for those landlords on our fully managed or rent collection service.
Requests for copies of accounts, statements or replacement documents may be charged at £6 inclusive of VAT per item for scanning and emailing. If hard copies are required incurred postage costs will apply.
Offices open 10.00am – 5.00pm Monday to Friday. Saturdays our offices will be open for pre-scheduled appointments only for the foreseeable future.
All visitors are requested to wear face masks and observe social distancing measures. We ask this to help protect both themselves and our staff.
